Timbers at Peak 10 is located in a prestigious neighborhood on one of the most beautiful streets in Breckenridge! Four bedrooms, three bathrooms, two living areas, formal dining and a private hot tub are just the beginning. Plenty of room to spread out in this large 3964 sq ft single family home in Upper Warrior's Mark West on Peak 10 in Breckenridge. Enjoy stunning mountain views through the big windows that pour bright and natural light into the warm living spaces.
Timbers at Peak 10 is designed to accommodate 12 guests comfortably with 4 large bedrooms (two with additional sleeping on sleeper sofas), three large bathrooms, a half bath, two living areas and two dining areas. Enjoy the gas fireplace and hot tub after a day of skiing!
During the winter season a neighborhood shuttle runs every 30 minutes takes you to within feet of Peak 9 or the Main Street/downtown area of Breckenridge. For the more adventurous skiers and riders, walk to the ski-in/out access trail and ski or ride in to the Quicksilver or Beaver Run chairlifts on Peak 9. Ski home from the Flapjack run on Peak 10. This trail is not maintained by the ski resort, but very popular with neighborhood residents and visitors and easy to find. Great fun for intermediate or advanced skiers.
All that Breckenridge has to offer- skiing, hiking, biking, shopping, restaurants, mountain views and more are just minutes out the front door of this home located on the north side of Breckenridge, close to all the action. Breckenridge Ski Resort is right out the door. Three other major ski resorts (Keystone, Arapaho Basin, Copper Mountain) are within a 20-40 minute drive. Hiking and biking trails are nearby in the neighborhood or find hundreds more a short drive away. Boutique shopping in downtown Breckenridge is a 5-minute drive. Just outside of Breckenridge in other parts of Summit County, there is even more to see and do. A full-size grocer is less than 3 miles away. Conveniences such as Target, Walmart and more-size grocers are 20-30 minutes away.
The Warrior's Mark neighborhood abuts the White River National Forest making it easy to escape into the backcountry and not see many or any people on a hike or bike ride.

All of our properties come stocked with a basic starter package of paper towels, toilet paper, facial tissue, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3-4 night supply, guests may purchase additional products locally). Each home is equipped with high-end bed linens and towels. Kitchens are stocked with a coffee maker, cookware, bakeware, dishes, glasses, utensils and small appliances.
Minimum age 25 for all guests except children traveling with parents.
Driver's license and signed rental agreement required from primary guest.
Strict quiet hours from 9pm-8am. Noise detectors in place.
If you use the EV charger, please review "EV Charger" in home guide. The current rate for use of the EV-charger is $0.13 per kWh, which you will be charged at the end of your visit.
****ONE small/medium dog (>50 lbs) is allowed to join their families at Timbers at Peak 10 with management approval only, acknowledgement of pet policy, Addition guest will pay a non refundable pet fee $50.00 per night per pet (1 max). Doggie guest are expected to be well mannered, on leash if out for a stroll in the family friendly neighborhood last but not least well behaved so that we may keep this home and its furnishings in pristine condition.
****If booking through AirBNB or VRBO, this will be a separate charge ($50 per night)!
No smoking AND no parties
*Early Check-In (2pm) or Late Check-Out (12pm) may be available for $50. This will have to be approved by PM due to possible booking conflicts.

Rates & Availability
Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 15 days prior to the arrival date of the reservation. For cancellations made within 15 days prior to the arrival date, no refund will be issued.
